Precise, Durable, and Transformative Restoration

Εύρος τιμής:100 € – 600 €

Older buildings in Cyprus suffer in specific ways: stone houses with damp walls and crumbling mortar, and 1970s and 80s concrete with rusting steel pushing chunks off balconies. Restoration is about fixing the cause, then repairing with materials that suit the building. Share photos of the damage and the age of the building, and local restoration specialists can assess it.

  • Stone and brick repointing
  • Render and plaster repairs
  • Concrete spalling and rebar treatment
  • Restoring timber doors and shutters
  • Façade cleaning and repainting
  • Damp and salt damage treatment

Two very different kinds of old building

Traditional stone and mudbrick houses. Found in villages and old town centres. Walls are thick and built to breathe. Trouble usually starts when someone covers them in cement render or seals the floor with concrete. Moisture gets trapped, salts come out on the inner walls, plaster blows off and stone starts to crumble.

Concrete frame buildings from the last few decades. Here the main problem is spalling. Rain and sea air get through thin concrete cover to the steel bars inside. The steel rusts, swells and cracks the concrete off, typically on balcony edges, slab undersides and columns. It looks cosmetic at first but gets worse every winter.

What the work involves

  • Raking out cement pointing from stone walls and repointing in lime mortar
  • Removing failed render and replacing it with a breathable lime render
  • Breaking out loose concrete, cleaning rusted rebar, coating it, adding new steel where it's lost too much section, then rebuilding with repair mortar
  • Repairing timber beams, roof structures, doors and shutters, or making matching replacements
  • Waterproofing roofs and balconies so the same damage doesn't come back

Starting with an assessment

Most restoration jobs begin with a visit to work out why things are failing. Is the damp coming up from the ground, in through a leaking roof, or from a broken pipe? Is the crack from settlement or just from rusting steel? The answer changes the whole plan, so be wary of anyone quoting a full job from one photo.

When you post, include close-ups and wider shots, the rough age of the building, whether it's a protected or listed property, and any past repairs you know about. If concrete is falling from a balcony over a path or street, treat it as urgent and keep people away from underneath.

Γιατί να επιλέξετε αυτή την υπηρεσία

Respect for Original Fabric

Traditional stone houses need lime mortars and breathable finishes, not cement. Ask restorers which materials they plan to use to protect historic walls.

Spalling Concrete Specialists

Many 1970s and 1980s buildings suffer rusting rebar and cracked balconies. Experienced pros cut out damage, treat steel and rebuild with repair mortars.

Assessment Before Work

Photos and a site visit let pros identify the cause of decay, whether rising damp, leaks or failed render, so the restoration lasts.

Payment Released When Satisfied

FixNow holds your payment and only releases it after you confirm the work is finished, with a dispute process available if needed.

Συχνές ερωτήσεις

What kind of buildings need restoration work?
Traditional stone village houses, older town houses in Nicosia and Limassol, apartment blocks with spalling concrete balconies, and any property with crumbling render, damp walls or damaged timber. Restoration aims to repair and preserve rather than demolish and rebuild.
Can concrete spalling on balconies be repaired?
Yes. Loose concrete is removed, corroded steel is cleaned and treated or supplemented, then the area is rebuilt with repair mortar and protected with a coating. Where damage is extensive, a civil engineer should assess the structure before repairs begin.
Why should lime be used on old stone houses?
Traditional stone walls need to breathe. Cement-based mortars and renders trap moisture, causing damp and salt damage inside and making the stone crumble. Lime mortars and plasters are softer and breathable, so they protect the original fabric.
Do listed buildings need special permission?
Buildings listed for preservation in Cyprus are subject to rules on what can be changed and which materials are used, and works usually need approval. Check the building's status with the authorities and use professionals experienced in listed properties.
What affects the cost of restoration work?
The extent of damage, the materials involved, whether structural repairs are needed, scaffolding and access, specialist craftsmanship for stone or timber and any approvals required. Post close-up and wider photos of the damage to get informed quotes from local restorers.
